Alternative Roofing Materials....

 

From time to time requests are made for roofing materials other than the approved cedar shake roofing.  A committee was appointed to do a little research into alternative materials that would be suitable substitutions.  The Board has reviewed the research material and will approve roofing material that meets the following criteria: 

  1. Three-layer laminated fiberglass asphalt, a minimum of 340 lb. per square
    (asphalt sample)

     

  2. Wood grain, modular interlocking shingles in aluminum or steel.  
    (aluminum sample)
     

            We believe that roofing materials with these specifications are a high quality substitute for cedar shakes and will maintain the value and appearance of the homes in Brook Trails.  It will still be necessary to receive ACC approval for anything other than cedar shake roofing material.  A short letter to the Architectural Control Committee stating the material you wish to use will suffice and approval will be in writing within thirty days of receipt of your request. 

            Some roofing contractors may be willing to give discounts for multiple jobs in the area.  However, the Board cannot legally be involved in negotiations with contractors. !!!! 

Although the Board cannot recommend any specific contractors, Brook Trails Estates homeowners can get together and entertain group bids themselves.   Janice Hardisty, of Brook Trails, is interested in finding other homeowners interested in the asphalt material and would like to try to get a group discount with a local roofing contractor.  If you are interested in participating, please contact her  at rijaca@earthlink.net  or call 788-9669.
